The Leasing Professional is responsible for leasing apartment units or rental properties by attracting prospective tenants, conducting property tours, processing applications, and ensuring a positive experience for all potential and current residents. This role plays a critical part in promoting the property’s value, handling leasing inquiries, and ensuring high occupancy rates. The ideal candidate will possess strong sales and customer service skills, be highly organized, and have the ability to manage multiple tasks efficiently.

Main job tasks and responsibilities:

  • Primary point of contact for residents and prospective residents.
  • Complete mandatory monthly Gracehill training.
  • Float between properties.
  • Professionally present property and specific apartments while providing features and benefits.
  • ·Answer incoming telephone calls and handle accordingly (prospect calls, resident issues, service requests).
  • ·Correctly complete all lease applications, assist with application verification, and notify prospective residents of results in a timely manner.
  • Complete all new lease and renewal paperwork, including related addendums in an organized and efficient manner.
  • Update daily activity report, notices to vacate leases, cancellations, transfers, renewals, and provide information to the Property Manager.
  • Organize and file all applicable reports, leases, and paperwork.
  • Participate in ongoing resident relations including telephone calls and resident functions. Assist with resident concerns or related activities as requested by management.
  • Assist residents with move-in process including walking of unit, lease paperwork, and follow-up resident contact.
  • Accept service requests from residents and route to service department for prompt processing. Conduct service follow-up with residents when job is completed.
  • Prepare and distribute acknowledgment letters for residents who have given notice to vacate.
  • Physically inspect property when on grounds, pick up litter, and report any service needs to the maintenance staff and Property Manager.
  • Ensure that the office, clubroom, models, and “market ready” vacant apartments are in perfect condition.
  • Know and adhere to all federal, state, and local laws, as well as policies and procedures of the property.
  • Attend any training classes and meetings as required or recommended by management.
  • Contribute ideas to the Property Manager for marketing the property and improving resident satisfaction.
